Big Bear Big Storm

This year Big Bear Lake, CA had an epic snow storm. Most of Southern California experienced flooding that damaged many buildings in the coastal cities. But we were absolutely buried in frosty precipitation. There are different cities in the Bear Valley area like Moonridge, Fawnskin and Sugarloaf and they all took their own measure of beating, but what I was amazed by was the sense of community and brotherhood.

I was initially troubled by the weather and sever conditions, but soon I felt secure in my new home town, Big Bear Lake, California. Chimney smoke peeked out of snow-covered roofs and gave me the hope I was looking for. These homes were definitely taking care of the people within them. My family and I are snuggled in the family room, reading books and chatting at night. And when the sun comes out in the morning, we ventured out on the street to look around.

I admit I was secretly terrified that we would all be stranded and trapped like the Donner Party but as we began to dig out of our driveway, I felt a ray of hope. And then I saw neighbors helping neighbors with their trapped vehicles. And as I walked to the end of my block to search for any evidence of plowed road, I passed smiling faces and welcoming waves. We asked each other if we needed anything and offered our open doors.

When I walked back to my house, I was welcomed by my husband in his robe with a cup of coffee. My kids were sitting on the floor of the living room playing cards and something felt right about it all. We had everything we need and we had each other. It is actually quite a relaxing getaway.

I don’t know what it is about our home in Big Bear or the homes down the street from mine, but I am brimming with a new nostalgia that I haven’t felt since I was a kid. The snow falls. We dig out. The roads get plowed. The tourists roll in. The stores open. We go out for fresh air. And then we do it all over again.

Since we live in a resort town by ski spots, like Snow Summit and Bear Mountain, the traffic could be miserable and I could see why a lot of people would stay away in times like that. But we know the back ways and have what we need. So for us living through a snowstorm in Big Bear wasn’t so bad. Knock on wood.

A question I seem to get quite a bit these days from my clients is ” What is the difference between short sales and REO’s?” I then , usually, go into a whole explanation of the pro’s and con’s of each, and end up telling them that REO’s are superior in every way. I have a couple of dealings over the past couple of months that really bring this point home.

The first family I had been dealing with for a little of a year. They were from North Hollywood and had been in search of a place in my area for quite awhile. When we first began our search, we couldn’t find anything that sparked their interests. They had made the decision to wait about a year or so in the hopes that the prices of homes would eventually fall.

Finally, a few months ago I took them out again, and we found a cabin that was exactly what they were looking. The scenery of Oak Trees and the spic and span cabin was definitely a plus. The cabin was priced at $149,000, but still a steal of a deal. The only problem I had anticipated we would have, was that the cabin was listed as a short sale. Even after explaining to the family the complications and time that can come along with a short sale, they loved the cabin so much they didn’t want to give it up.

Over a month into the process, and we still hadn’t heard a response back. It was around this time that I had come to the conclusion that the selling agent hadn’t done his part in filing the short sale paperwork. I informed my clients that the only option we had now was to wait until the bank responded. The selling agent contacted me over a month later to inform me that the bank had snatched this property from him, and didn’t respond to our offer.

I hope I can reach the point where I never have to deal with a short sale again. But I will keep you postedon all of this…

Realtors Without A Cause

One of the benefits of the market being in decline is the mass exodus of bad agents. If you are a buyer or a seller, the odds are much better now that you will get a competent agent to represent you. Unlike days past when an agent just had to sit by a phone to do business, today’s realtor actually has to work his or her tail off to be successful. That being said, you still need to be careful.

There are still people out there looking to make an extra buck, and are only part time agents. The clerk at the gas station may take on a client or two for some extra money. Even the utility worker can claim he is a full time agent, when he’s not. When this type of deception is going on, it is not beneficial for the buyer or seller at all.

In the recent years that the market has taken a dive, it has also taken a toll on realty activity in general. In my area alone, bank owned properties are 10% of their inventory and 40% of their sales. If you find yourself dealing with a realtor that hasn’t a clue what to do in the case of a bank owned or short sale property, you more than likely will not have a successful closing.

Here is an example of a predicament one of my clients was recently involved in. The clients I had been working with made an offer in escrow with a bank that was out of our area. We held up our part and followed all instructions that we were supposed to, while waiting for the escrow to be opened. With the last 20 sales that I have worked on with bank owned properties, there has always been an issue opening the escrow.

To make a long story short, after weeks of no response to my pressings, the bank finally admitted to me that they had accidentally filed the paperwork with the wrong office. And to add insult, they suggested that we could still be liable for the delay. I turned it all around, but some people are just gone terrible with details. I think I am getting too old for this business!

Had I not known what I have learned from all my experience with REO’s, this could have gone really bad for my client. Less-experienced realtors are dangerous in these types of situations. So protect yourself and only work with someone who works in realty full time.
