Ten Great Reasons To Buy Property In Portugal

by Michael Vincent on January 26, 2010

Until recently, Portugal has been one of those sleeper European countries where rustic charm and pastoral living have gone relatively unnoticed. However, beginning in the 1960’s, the spotlight has been shining very brightly on Portugal, and in particular the southern parts of Portugal. An exploding tourism market has been met head on with a flurry of development to meet the vacationers needs, and a wave of expatriates looking to live the good life have also shifted their attention to Portugal.

There are many varied reasons for purchasing property in Portugal and the list of ten reasons as follows provide a number of clear concepts as to why becoming a property owner in Portugal can prove to be a smart move.

Weather: It is not uncommon for the weather in Portugal particularly in the Algarve region can be considered a factor in itself. There are a great many sunny days in abundance which is commonly combines with the low humidity and fresh breezes from the ocean. For the people in Europe that have dealt with a life of rain, humidity and cold damp winters, this is a huge plus. Temperatures will rarely drop below freezing, and will rarely rise above 30 Celsius.

Tourism Industry: With no end in sight, the drastic increase in tourism means that available land is being turned into hotels, resorts and other forms of entertainment to support the ever-growing tourism. This means that in some cases, strategically located tracts of land are being bought for commercialization. A well chosen piece of property does have the possibility of being turned around at a profit if developers choose to build a golf course or the next five star resort.

Portugal’s Economy: It is a fact that Portugal does not possess strong exporting prowess, but its tourism industry has definitely solidified the country’s economy. This has created a great deal of growth in businesses designed to support tourism. It is not complicated for European Union citizens to launch small business ventures in Portugal since the country is interested in expanded growth and has made the paperwork process less complex. Entrepreneurs interested in launching a business in the country will find it very welcome.

Simplicity: For the person looking to purchase property in Portugal as an investment, the process if fairly easy and straightforward. If you live outside the country, the entire process can be completed in a short time, usually well before five months have passed. Again this process has been simplified to encourage new growth, and it is made easier by the fact that all real estate agents in Portugal have to be licensed. Due to this fact, all agents are educated and well versed in the processes and procedures necessary to purchase land.

Way of Life: Portugal has always maintained its rustic and pastoral way of life and people from all over the world enjoy it. There are many expatriates – many from the UK – that want a better lifestyle. Living in Portugal is about maintaining a better life and enjoying it. Hectic days of hustle and bustle are long gone and those wishing to get away from them will enjoy this country immensely.

European Union: The ability to purchasing property in Portugal for a citizen of the EU is not only simplified, but they have the benefit of living in another country inside the EU. Therefore it is possible to retain all legal rights and privileges that a citizen of the European Union can maintain.

Living Costs: The cost of living in Portugal is similar to other countries in the European Union. But, inflation has remained low and the same can be said of the costs of non-imported goods along the lines of food and alcohol. In non-resort areas of the country, the cost of dining out is quite low along with as property prices. Many great deals can be procured for those looking to purchase property in Portugal and the individuals living on a pension will find that their budget can survive quite a bit.

Planning Laws: In the early ’70’s the trend was to quickly build a variety of high rise buildings to meet the growing demand by tourists. The downside was that these buildings were ugly and looked inharmonious with the pastoral and rustic villages and country-sides which give Portugal its charm. As a result, a new law was introduced in 1993 which put a halt to unplanned development high-density housing. Now a developer must meet with a variety of rules and regulations prior to construction and as a result development has been stabilized and is much less intrusive on the landscape. For the property buyer, this means that they’re not going to get an unattractive high rise going up on the lot next to their quaint village cottage.

Buying to then rent out a property: Rental properties in high traffic locations along the lines of Algarve, can be considered a hot commodity in the modern market. To purchase property for the sole purpose of renting it out can be a smart investment decision if it is in the proper area. With a great many management companies available, a property can be well maintained and you can sit back and collect rental income. Then there is the added benefit that you possess an inexpensive accommodation available for your own vacations.

Short Term returns of one’s Investment: There are areas of Portugal such as Lisbon that are undergoing major renovations. Property purchased in a market such as this can be quickly updated or renovated which will result in quick gains if the surrounding infrastructure has been targeted for being remodelled. Purchasers that are willing to put in the effort and monetary investment into a remodelled area such as this can see a solid and lucrative return on their investment.

As you can see, there are a variety of reasons for purchasing property in Portugal. The country also has a strong desire to make the process as simplified as possible meaning you can purchase property in Portugal relatively easily.

For Overseas Property Investors Algarve Property Is Still Right There At The Top

by Paul Stubbs on January 25, 2010

There has been lots of hype in regards to the international property market over the last couple of years and a great deal about it focused on the excess buiding in a few places, especially Spain as well as the United States plus the low demand which has caused prices to slide greatly. Yet how about locations like the Algarve that would not over speculate while in the growth times?

The Portuguese real estate sector seems to have experienced a correction recently but unlike Spain, when the market was booming it’s local authorities nonetheless afforded an extremely strict control on new building. Building contractors in Portugal happen to be talked about for their conservative thinking towards speculation especialy when it comes to constructing a luxury villa additionally, the administration have really picky standards which are set to maintain the personality and visual aspect of metropolitan and country areas. This control shows that newer property is carefully and responsibly built with extra importance on quality and the way it integrates as well as how it affects the surrounding area.

So such as in the UK, demand and supply have stabilised quite speedily with the Algarve registering a 2% value increase in 2009 and therefore the common cost per square metre has become an attractive 1, 429 This upswing in demand is being observed through the whole district plus the appetite for property is coming back. .

This is great news with regard to careful villa purchasers whether considering an international house purchase for lifestyle or monetary reasons, Portugal provides the kind of housing market that will give a steady return on your investment during the medium to long term. Home buyers understand they are able to enjoy great year round climate if they are looking for a lifestyle transition and or a reliable rental and capital appreciation in the long run since demand and supply are more carefully maintained compared to some other locations.

The Algarve does not need to be announced it is the jewel inside the crown with regard to Portugal’s housing market. Since it is the southern most district, its southern facing beaches and shorelines tend to be bathed in sunshine and also the international airport of Faro offers among the cheapest year round connections to all major international airports.

This is one of amongst the most famous locations in southern European countries and can rightfully declare to possess a few of the most beautiful shorelines, services, villages and golfing facilities in the world. An element of elitism can be noticed in the Algarve, second homeowner and tourist communities similarly feel that the region hasn’t imported as many troubles, is more sophisticated plus offers an entirely more discerning atmosphere than a lot of alternatives.

The Algarve house marketplace continues to be stable since the first vacation home buyers came in the 70s and since then the Government has used a measured and strategic method to developing it into one of the most famous vacation centres in Europe. Less erratic in comparison with Spain, property acquisitions have nevertheless slowed as is the case all over the place and prices fell for some time. Since the worldwide economy recovers away from monetary chaos, now is surely the time to think about the Portuguese Algarve for a second home.

Best Countries To Visit Next Year

by Edward McKellen on January 20, 2010

El Salvador doesn’t get the attention it deserves: travelers usually choose Guatemala and Costa Rica, but overlook El Salvador, frightened by stories about civil war and gang violence. However, the civil war ended 20 years ago, and while there is still serious gang violence, it is played exclusively by rival gangs, and tourists never get involved. El Salvador doesn’t have as many natural reservations as its neighbors, but if you get there, you will have all the picturesque forests, volcanoes and alpine lakes all for yourself.

Germany is really strong in reinventing itself. It has done it many times during the history, and it has done it again after the reunification in 1990. Germany, like the phoenix bird, has born again from its ashes: in Hambur they build an entire quarter on the ruins of a harbor, the dome of Frauenkirch is dominating again the skyline of Dresden and Berlin is more open-minded and creative than ever before.

Greece has something for everyone: those interested in history can visit the ancient ruins and hedonists can soak in the sun on idyllic beaches or party all night long. The clarity of air and light are dazzling, air is permeated by floral aromas, and then there is the great combination of ouzo and octopus.

Malaysia is an island of peace and prosperity in Southeast Asia. There are no floods or political turmoil, roads are excellent, transportation is good and hotels are of international standard. The best thing in Malaysia that it lets you explore problem free the exciting culture of Southeast Asia. And it is not a very expensive country, either.

Morocco is a melting pot of the Muslim and secular, Berber and Arab, Mediterranean and African world. Morocco is a very modern country with many links to the western world. Moroccans are just as concerned about radical islam as Westerners are. Moroccans live simple lives, hoping that tourism will bring a better future for their country and themselves.

Nepal was a no-go country in the last decade, but last year it seems everything settled down. Now the government is made by the rebels, the kingdom became a republic, and the king became a civilian. All this means peace and a chance for prosperity for Nepal, and hopefully tourists will be interested again in this unique country.

New Zealand makes it in the top every year for quite some time. The two islands in the middle of nowhere have everything a tourist dreams about, and even more. There are rainforests and glaciers, geothermal springs and volcanic plains. Wildlife is unique, the maori culture is as vibrant as ever, and nobody will have any complaints about the food and drink either.

Portugal is made of two totally different worlds. The country has rich Christian traditions, medieval villages and ancient vineyards. However, modernity also marked the country: suburban lifestyle becomes more and more popular, and old city centers are crowded with trendy cafes, art galleries and boutiques.

Suriname is y far the smallest and most interesting country in South America. Its population is a mix between West African slaves and Chinese, Javanese and Indian workers, as well as indigenous Amerindians and Lebanese, Jewish and Dutch settlers. All these cultures coexist peacefully, and the traveler has the sensation he is visiting more cultures and countries at once.

Ten Reasons For Buying Property In Portugal And The Algarve

by Jannie Laursen on January 19, 2010

Deciding to buy property anywhere can be a daunting prospect, but this is especially the case when you are considering buying property outside your own country. Each buyer needs to do some research to decide which location works best for them, but the reasons mentioned below explain part of the reason why the Algarve region appeals to so many people.

The Prices of Property: In comparison with property values in much of Europe, the cost of buying property in the Algarve remains reasonable even after the recent real estate boom. This means that if you purchase Algarve property, you’ll probably think it a bargain compared to what you would pay for UK property.

English is Spoken: Mostly because the British are so interested in the Algarve region, a variety of services and products such as local television and radio, newspapers and magazines are in English as well as Portuguese. Also, because this is primarily a resort region, many people working in the tourist industry also speak English.

Infrastructure: The Portuguese government is working hard to update the roads, railways and airports in the area in order to support the influx of visitors and expatriates. There are a variety of large carriers that fly in and out of the international airport in Faro, ensuring easy access to other countries, and the railway system inside the Algarve is being expanded to connect towns and cities together and to the airport. Moving around the region has never been easier.

The Economy is Stable: The economy of the Algarve is primarily supported by tourism. A variety of other businesses and services support the tourism industry, and the economy is stable. The Algarve region provides the perfect location to begin a small business, especially one that relates to the tourism industry.

Demand: Property prices in the Algarve region continue to rise at a steady rate, therefore you know that any property you do purchase will have a relatively short time on the market if you choose to sell. In addition, strong demand for property ensures that prices will continue to rise and may enable you to achieve a return on your investment.

A Wide Array of Excellent Schools: The area features exemplary schools, and many people with school-aged children buy property in the Algarve region. State-run and private schools are available, so a school which will meet any student’s needs is available. Programs in the English language are offered in the international schools, and the University of the Algarve is in Faro, the region’s capital city.

Climate: The sun-drenched southern coast of the Algarve region is the epitome of the perfect climate. With each day approaching twelve hours of sun and a temperature that hovers between fifteen and thirty degrees Celsius, each day is a pleasure. Cool breezes from the ocean whisk away any moisture in the air so that you’re left with weather that is perfect for anything. Many people choose to buy land in the Algarve in order to escape the dismal drizzly days of Western Europe or the cold harsh winters in the north.

The Opportunities for Recreation and Entertainment: The region features abundant clean beaches and more than thirty beautiful golf courses, so purchasing property in the Algarve is the perfect excuse to experience a varied outdoor life. The region is also well-known for the large number and variety of festivals which take place year round. Its festivals range from those celebrating famous saints to music festivals, so there is constantly something happening in the Algarve region. Buying property there gives you an ideal base which you can use to explore the entertainment options which are offered by the region.

Variety in Available Property Types: The laws of supply and demand are at work with property located in this region. A wide variety of types of property in the Algarve are available, unlike some other rural regions of Portugal. In the Algarve you can find property to suit every taste, from rustic cottages to ultra-modern homes.

The Laid-Back Lifestyle: The laid-back, holiday atmosphere in much of the Algarve enables a much more hedonistic lifestyle than what is found elsewhere in Europe. Wineries, restaurants, bars, beaches, golf courses and cobblestone roads all encourage a slower, more relaxed lifestyle, and many people find it very appealing. The slower pace of life in this region is the reason many people decide to buy property in the Algarve region.

No matter why a person buys Algarve property, this Portuguese region has much to offer. You might want to change your lifestyle, or you might want to just make an investment. Either way, the region is steeped in the good life and its desire to live life to the fullest is infectious.

Top Ten Reasons to Purchase Property in the Silver Coast Region

by David Rowat on January 6, 2010

With its central location along Portugal’s western coast, the Silver Coast region is starting to receive attention for its beautiful green rolling hills and pristine beaches. People who avoid the highly commercialized Algarve region are beginning to turn toward buying property in the Silver Coast as a less flashy, more appealing alternative. When you are thinking about buying property in Portugal, consider these ten reasons to help you decide on the appropriate region.

Natural, Unspoiled Beauty: Planning and development of property in the Silver Coast is much stricter than in the Algarve region, which is overly commercialized and mixes ultra modern amenities in among traditional features. The Silver Coast has a variety of laws, codes and regulations to ensure that the area’s natural rugged beauty stays unspoiled. This is a major attraction for people who want to buy Silver Coast property.

Accessibility: The recently opened A8 motorway which connects Lisbon to the Silver Coast ensures that travel between the two is swift. With a commute of under an hour, it makes it possible to work in the city yet live on the coast.

Best of Both Worlds: The Silver Coast region of Portugal allows its inhabitants to enjoy modern medical services from new hospitals, as well as other modern amenities like banking and shopping, all while maintaining the natural and pastoral sense of tradition which is evident in the architecture and way of life.

Cultural Activities and Events: Cultural events are always occurring in the Silver Coast. The region features a variety of carnivals, festivals and other activities, but the carnival of Torres Vedras is the most traditional of all and is anticipated by many.

Viable Economy: Silver Coast property is some of the most desirable in Europe and its real estate market remains viable. Many people are leaving the southern coast of Portugal for less populated areas, and the Silver Coast is becoming very appealing. When you combine the increased demand for property in the Silver Coast with its controlled, slow development, the result is a great market with almost guaranteed profits for people buying Silver Coast property.

Property Demand: Great buys on Silver Coast property are currently available, but experts agree that as increased attention falls on the area the property purchasing opportunities will decrease. Property in the Silver Coast is still available for purchase, and purchasing to let is one popular option which is exercised by people who are planning on retiring in the area sometime in the future.

Recreation: Because the region is coastal an abundance of water sports is available, from scuba diving to walking on the beach. Various recreation centres act as hubs for outdoor sports from surfing to angling. The climate is temperate and being outdoors and participating in water sports is a natural activity. Golf is also popular and the area features several world-class golf courses. Horseback riding is favoured and several equestrian centres feature a variety of equine activities, from lessons to trail riding.

Gourmet Food: The gastronomic offerings in the Silver Coast region are diverse and the Atlantic Ocean furnishes a multitude of fresh seafood choices. Because the region is not a center of tourism, the Silver Coast is populated throughout the year and its restaurants remain open even during the off season. Also, the western part of Portugal is known for being one of the world’s leading wine-producing regions and numerous wineries offer tastings.

Silver Coast Climate: The climate is temperate, unlike the more popular southern regions of Portugal. Lows rarely fall below fifteen degrees Celsius and high temperatures are rarely above thirty degrees. Days filled with sunshine occur all year around. There is almost always a breeze coming from the Atlantic and it keeps even the warmer days quite enjoyable.

Beaches: The Silver Coast has some of the best beaches that Portugal has to offer. Pristine beaches are abundant in this region, with few of the immense beach front resorts that occupy beaches in the Algarve. The Silver Coast’s planning department has kept the beaches as natural as possible in order to preserve their natural beauty for all to enjoy. Long leisurely walks along the beaches afford one the chance for solitude and inner contemplation as frequently you may be the only walker for miles during the off season.

Property in the Silver Coast offers much to a prospective property buyer. The Silver Coast lifestyle is slower and offers the opportunity to explore the diversity between modern amenities and traditional life while exploring the region.

A History of the Algarve Portugal

by Jannie Laursen on January 4, 2010

Like the names of many other areas in Portugal, the Algarve is a derivative of an ancient Arabic word which means “the west”, and also like many other areas in the country, the Algarve has a long and colorful history. For thousands of years people have been drawn to the area for its strategic military position, influential ports and access to vital shipping lanes.

Due to the ideal location of the Algarve, it was as ideal area for people to settle. First arrived the Conii around the 5th century BC, followed by the Carthaginians, who were intern followed by the Romans. The Romans made huge improvement to the area, creating many trading ports along the coastline

The Romans lasted in the Algarve until they were defeated in the 5th century BC, who stayed and occupied the area until they were pushed out by the Moors in the invasion of 711 AD. The Moors named the Algarve (Al-Gharb) and also many of the Algarve’s towns, such as Faro (initially named Faraon – “Settlement of the Knights”). The Christians reclaimed the Algarve for the then Kingdom of Portugal, and the King of Portugal Alfonzo the Third started to call himself the King of Portugal & the Algarve

Maritime expedition and trade elevated Lagos, a humble seaport town, to become the capital of the Algarve by 1577, and continuing trade ensured prosperity until the devastating earthquake of 1755. The epicenter of this earthquake was in Lisbon, but was so powerful that much of Algarve was destroyed, and the tsunami which followed destroyed many coastal ports, homes and military installations.

The Spanish and the Portuguese fought over control of the Algarve. The Spanish took a hold of the Algarve from 1580 until 1640 when the Portuguese drove the Spaniards out. Portugal and the Algarve gained its complete from Spain in 1668.

Napoleon also had his time in the Algarve when he invaded in 1807, and this forced the Portuguese royalty to escape to Brazil where they remained until Napoleon left.

As of 1911 Portugal had many years of political worries as they created a new constitution, and in this time, no longer was it called the Kingdom of Portugal and the Algarve, but just Portugal and the Algarve was a region in the South of Portugal.

The Algarve’s history is clearly on show today, you can see many ruins, castles, forts, excavations in many of the Algarve’s towns.
